Buying a deed

Deeds are sold by Rebeka at the Hall of Homes in Aventhine. Her [Purchase Deeds] branch lists all four properties; the gold is taken on the spot and the deed drops straight into your pack. If you are short, she simply tells you so and nothing is charged.

Small and medium deeds share the same door type - the deed you use decides how big the interior turns out to be. There is no cap on how many properties one character may hold.

Claiming a door

Carry the deed to a building you like and use the deed on its door. If the door is a housing door, matches your deed's size, and nobody has claimed it, it is yours: the deed is consumed, the door is locked, and you are handed a key cut for that specific property.

Ownership is recorded against your character name and player account together, so a property belongs to the character that bought it - not to the account at large. Claimed doors stay claimed through server resets.

Why a door might refuse you

"This location is already taken" means another player got there first. "The deed you have does not match this type of door" means you are holding a large-house or castle deed at an ordinary door, or the reverse. Try another building.

Where the doors are

Housing doors are ordinary-looking building doors scattered through the towns and a few wilder places. Aventhine and Blackwake hold the bulk of them; castle gates are rare.

Keys, locks and visitors

Your key opens your door and nothing else. Use the key on your own door to bring up the property menu:

Toggle the lockLeaves the door unlocked so anyone can walk in. The setting persists through a reset.
Change the lockRe-cuts the lock to the key in your hand. Every other copy of the key stops working.
Reclaim the deedSells up: everything in the house is dumped at your feet, your keys are destroyed, and you get a fresh deed back.

Take your key to the Key Duplicator in the Estates & Property Office in Beleghost to copy it - only the owner can. Hand a copy to a friend and they can let themselves in, and guests may stay in a home after the owner leaves.

Before reclaiming

The deed cannot be reclaimed while other players are standing inside. Clear the house first. Everything you owned there lands on the ground at your feet, so make room in your pack.

Furnishing your home

Furniture is sold as small deed items - 124 different pieces, priced at 3 gp each - from the twelve specialist merchants at Elissa's Furnishings in Beleghost and IceVail Furnishings in Aventhine. Both shops carry the same range: flooring, wall decor and pictures, pillars and building materials, containers, altars, beds, statues, tables, chairs and thrones, flowers and vases, plus miscellaneous furniture and decor.

Inside your own property, use a furniture deed on the spot you want it and the piece appears there. To adjust something already placed, use your key on it:

Save or lose it

Moving and rotating furniture is not permanent until you pick Save Changes. Leave without saving and the piece snaps back to where it was.

Only the owner can place, move or pick up furniture - visitors can admire it and nothing more.

Persistent storage

Ten of the furniture pieces are working containers: a chest, a decorative chest, an armoire, three bookshelves, a chest of drawers, a desk, a large desk and a weapon rack. Anything you leave in one is written to the server's records and will still be there after a reset - a real vault that costs three gold.

No stacked items

Stackable goods - arrows, potions, gems, reagents - are refused and handed straight back. Put them in a bag or pouch first, then store the bag.

Home upgrades: the castle butler

Rebeka's [Home Upgrades] branch currently serves castles only - small, medium and large-house improvements are still on the drawing board. For 5,000,000 gp a castle can retain a trained butler.

Carry the key to the castle you want improved when you hire him; if you own several castles, carry only that one key or he will not know which household to join. He reports for duty the next time you come home, attends you while you are there, and leaves when you do.

How interiors work

Each property gets its own interior, built fresh from a template the moment you open the door and then furnished from your saved records. Your neighbour's small house and yours are never the same room, and there is no queue for a free interior.

When the last person leaves, the interior is taken down again - furniture, storage contents and layout all live in the server's records rather than in the room itself, so nothing is lost. Anything you drop loose on the floor is also remembered and put back where you left it.

Shop interiors - small, medium and large - exist in the module, but no deed for them is currently on sale.
